Prices
The Phoenix metro median sales price dropped from $459,000 in June to $450,000 in July, a nearly 2% pullback in a single month. Citywide, the median sale price sits closer to $455,000, roughly flat to slightly up year over year, while the median list price is running higher, around $469,000 to $485,000. That gap between list and sale price means buyers have real room to negotiate right now, something we didn't see much of during the peak years.
Pace of the market
Homes are averaging around 65 to 70 days on market across the metro. That's a balanced market, not a seller's market and not a buyer's rout. Sale-to-list price ratios are running around 95 to 98%, meaning most sellers are getting close to asking, but not over it.
Interest rates
30-year conventional mortgage rates have been sitting in the mid 6% range through 2026, with a spike as high as 6.69% in early August. That's up from the lows earlier in the year but well off the near-7% levels we saw back in early 2025. For a $300,000 loan, each quarter point on your rate moves your interest cost over the life of the loan by roughly $15,000, so shopping your rate and locking at the right time still matters.
What this means if you're selling
Price it right the first time. With days on market stretching past two months and over half of listings in some submarkets taking at least one price cut, overpricing costs you time and leverage. A property priced accurately for today's comps still moves.
What this means if you're buying
You have more negotiating power than you've had in years. Sellers are more open to concessions, rate buydowns, and repair credits. If you've been priced out or discouraged in the last two years, this is worth a second look.
